Red flags before you sign
- No written scope of work: If a company quotes verbally but won't put the task list in writing, there's no accountability.
- Unusually low pricing: Quotes significantly below market rate usually mean something is missing — underpaid staff, substandard products, or tasks that appear in the contract but rarely happen in practice.
- No proof of insurance: Any legitimate cleaning company can produce a certificate of insurance within 24 hours. Hesitation is a warning sign.
- Vague answers about staffing: If they can't say whether staff are employees or subcontractors, or describe their background check policy, proceed carefully.
- No references from medical or dental accounts: A company with legitimate clinical experience should be able to provide references.
Red flags during the relationship
- Constant staff turnover: A different crew every few weeks means no institutional knowledge of your protocols.
- Ignored complaints: A company that takes more than a day to respond to a service complaint, or disputes rather than resolves valid issues, won't improve.
- Skipped tasks you've paid for: Document missed items and raise them formally — if it continues, it's a breach of contract.
- Surprise charges: Additions not agreed to in writing are a sign billing practices will escalate.
