This section should detail every task the cleaning crew performs, how often, and in which areas of your facility — exam rooms, waiting room, restrooms, break room, and reception. Vague language like "general cleaning" is a red flag in a clinical setting. Look for itemized task lists broken down by room type, with specific mention of high-touch clinical surfaces.
Common line items in a medical office cleaning contract
- Exam table, counter, and equipment surface disinfection between appointments or at end of day
- Waiting room and reception area cleaning, including seating and high-touch surfaces
- Restroom sanitization and restocking (paper, soap, sharps disposal awareness)
- Trash and biohazard-adjacent waste handling protocols (not sharps handling itself — that stays with clinical staff)
- Floor cleaning appropriate to clinical flooring (vinyl, sheet flooring, tile)
- Glass, partition, and door hardware disinfection
What's usually not included
Most standard medical cleaning contracts exclude biohazard spill cleanup beyond routine surface disinfection, sharps container servicing, post-construction cleaning, and specialty equipment sterilization (that's the practice's own instrument reprocessing, not cleaning). If you expect anything beyond standard scope, ask for a supplemental rate schedule upfront.

Everything is negotiable, including trial periods and performance guarantees. A cleaning company with real clinical experience should be willing to customize the contract and scope to your practice's protocols.
